Hello Everyone!

I'm new and learning how to analyze deals. I came across this multifamily property near my area that has been recently sold and wanted to see for myself what the buyer saw in this property. Based on a hypothetical 20% Down 30 years fixed conventional loan for this example.

I have attempted the numbers above, but would love to see how the experienced investors analyze property!

Does the NOI of $143,666 with Operating Expense: $226,573 mean that the total income it had was 226,573+143,666?
