@Joe Fairley I feel a 3% vacancy rate is very low because it must capture physical vacancy, financial vacancy and loss to lease. 

I would make the argument for systems on some of these though, can you set up online payments so they do not need to collect rent physically?

What state/jurisdiction would you recommend for incorporating an LLC for investing in real estate notes nationally?

Kind of like and HR for living in the property, but more tenant support/resources kind of HR vs the policing layoff type we’re familiar with in corporate America (and of course, I’m not saying the companies’ HR department would play this dual role - that’d be terrible).  

IMO there's no better way to learn about a town than to walk it, whether physically or virtually.
