You should probably include a lease break fee in your leases.

It seems that the CFP's I am finding focus on Finance but don't necessarily have that real estate investing experience for them to give advice on planning the overall portfolio including real estate investments.Any recommendations would be greatly appreciated!

There hasn't been cash flow there in a handful of years--prices have gotten too high as compared to the rents, as @William Fritz said. 

You have to call the banks and ask including credit unions.

Most of my investors friends including myself use him.
