Looking up the formula for the DSCR reminded me of that but it is also a bit discouraging knowing that if i invest $30k it is only going to yeild me about $2,500 per year and that i if everything goes well!

While the property doesn't have cash flow, I needed a bigger home base (with an office) for the day job as someone that works in technology in the DMV.Made some mistakes along the way, and had more help than I can thank, but I got locked in with a good rate which is the important part and now that my feet are wet and I know the formula, I'm ready for more!

Using this formula and assuming 1) whomever is negotiating the short sale is extremely familiar with the process to reduce potential time wasting errors, 2) the seller is cooperative and provides all requested financial documentation in a timely manner, and 3) the negotiator at the bank is reasonably competent - you are looking at another 45 - 60 days prior to receiving short sale approval.
