Seeking more advanced book on REI

I am seeking any guidance or recommendations on more advanced Real Estate investing books. Particularly but not limited to scaling, strategies, commercial etc. I have read everything I can get My hands on and have multiple units but looking to grown and further education beyond the how to get started books.  

(Buying used books has been my greatest investment)

Hi Drew, good question. I always read the "old timers" posts / comments with keen eyes, like Joes. Having taken some $10k of advanced education over the years, Dykes Bottiford (??) his site is googlable, John Hyer (?? googlable), David Tilney, Dave Johnston (finacial freedom), Pete Fortunato, Bill Cook, etc. The advanced stuff I learned at seminars AND per Joe is all based on a good understanding of math; amortization, compounding, cap rate, cash on cash, expenses and what you can ignore during deal eval... BTW I see soooo many deal spread sheets kill deals. One fellow made 200 offers per some stupid spread sheet, offering way way too low, then took some classes at the local REIA I'm a member, gareia, and POOF started getting offers accepted.

The advanced stuff is learned at your REIA (google and find REI groups in meetup.org), from classes tought by smarter folks then you/me.

There is one book, in addition to BP's books including Advanced Tax strategies,  I reco for landlording;   Landlording ON Autopilot.  The best tenant screening tips book I've read!!!

AAAANNND At my situation, FI for some 6 yrs and full time REI, Mindset is still the #1 issue, problem, solution, path out of the darkness. Mindset! Even the old book, now off copy right and free to find on the internet; Think And Grow Rich is a fantastic book. To be followed by Kyosoki's 2nd book; 4 quadrants. True true basic, but Mindset is both basic and advanced and super advanced. Go to a few Pete Fortanto classes and tell me mind set doesnt separate us folks in REI into levels of accomplishment (or not)!!!!!! :>
