@Abigail Pusey I'm actually glad they moved out, I wish I had known first though.

The PMs portion never touches my bank account.I sent them a 1099-NEC but now I am second guessing my decision.

Actually I do work with agents who are also investors and it does have some advantages in that they tend to look at properties with more of and investors eye and I think that it can help them in talking to sellers. 

After you take the courses and pass the exam you have to apply to the Department of Real Estate for the actual license. 

If not then I guess someone would need to make the trip to AZ ;-) 

I'm actually most concerned about my kids learning about what happened and then getting freaked out.

{Fun fact: we actually tried STR by the rooms and we cash flowed like crazy...but we didn't realize that we needed a permit and so we had to stop it} We did alot of pre-qualification work to make sure the prospective tenants are trustworthy...but you are never sure 100% anyways. 

The irony of low price point SFH - they are actually hard to sell. 

Everything looks a bit outdated and my guess is that this is the furniture and decor that came with it when you purchased it.

Sometimes you have to see where you can actually leverage back your time.
