Seems like you just need to ask yourself what your goals are.  

My momentum was really beginning to build, so I set a seemingly ludicrous goal of 100 units and 10 completed flips by the end of 2018.

Once you have at 5% of a down payment saved up and a better idea of what area you want to invest in and your end game goals, house hack a multi family and continue working/saving.

I could easily accept money orders but that relies on tenants getting rent payment to me prior to the first each month.

I was going to ask that they tread lightly to avoid legal recourse by the tenant if they try to run up the fines, but my main goal is getting a number so I can recoup.

My goals are to purchase a single here in Boston, build a team near CT or Springfield Ma made of contractors, a lawyer and a handy man. 

If you have your personal goals for REI laid out, be ready with a short "elevator" pitch to let folks know what you are looking to do, but I would just listen more than anything for now.

It depends on rents and goals and other factors, but buying w/o selling is ideal in my eyes.
