It’s been a year since city of Atlanta water tricked me into paying my tenants $3200 bill so I will let myself lose that battle.  

The one trick I've seen that is helping me get my second one (getting pre-approved now) is to talk to EVERYONE about what you are doing.

What type of pieces would you use and how frequently would you mail to each group?  

I wish I had known that little trick from the beginning as the first few properties we purchased we did so jointly.  

Okay, this is sort of a TRICK to get a conversation going.  

What specific metrics are you tracking AND how frequently to you make entries?

They make good money, could afford to buy a home, but if they are going to move frequently it just doesn't make sense to buy. 

The trick is figuring out where that line is.

I guess my question is this, should I wait until I have more time (9 months away when I'm no longer a single Dad awake on business frequently) or do you think it's worthwhile seeking an experienced investor willing to take on a newbie offering something they probably have but see that said newbie is serious about learning.
