Why do renters rent

I am new to real estate investing and never really had much interactions with renters. I had a friend who rented out a house. The tenant who was nice although very very messy lol. I asked him why he didn't just buy a home since he is paying $800 in rent for a house worth $70k. He said basically he has bad credit. I was wondering what causes people to rent. I read a statistic that about 30% of people in usa rent, which seems very high. If you could share your experience with your tenants , what they did for a living, and any reason they are renting?

1. Bad credit.
2. No money for down payment.
3. Plans for saving for a down payment. This works best for small landlords who don't really realize the true market value of home and don't increase rents regularly and inadvertently fund someone else's down payment over 5+ years 😝
4. Uncertainty about job.
5. Uncertainty about current city/town.
6. Fear of responsibility of home ownership
7. Fear of unexpected financial cost when big things break.
8. Consistency and simplicity with personal budgeting (or prior lack there of).
9. "Timing" the market.
10. Recent move
11. Combining funds with other renters to have a larger nicer home.
12. Professional tenants.
13. The joy/pleasure of having personal freedom to move if/when they want.
14. Being comfortable and feeling safe in their current state.
15. The feeling of being overwhelmed with the process of applying for mortgage.
16. Complete lack of desire to own.
17. Insecure about their actual ability to own.
18. Fear of another market crash.

That's about all I can think of off the top of my head
