Absent a large syndication deal, I think the answer is going to be flipping/trading in a high velocity environment where that money is turning over rapidly.  

Sometimes I do my conference calls by the river, I tend to think more creatively in this environment.

When you're right, when the other is being unethical and that is done in an appropriate environment.

This is my first purchase after moving to Arkansas and in this real estate environment, I had to think outside the box as this is the first deal to make it to the closing table in over 6 months of making offers.

To the point that it's almost overwhelming for a "small fish" such as myself! 

Going forward 50% of all lumber products will be made out of bamboo which regenerates in 5 years and over the same 100 years will carbon sequester about 200 % more carbon out of the environment.  

They are probably not going to care what a newbie investor can afford Or what’s best for your bottom line or cashflow .they have bigger fish to fry !

Or seller financing of 25% as a 2nd mortgage and bank lends 75% of the 1st, as a commercial loan (conventional lenders won't do that).That said, I wouldn't be over-leveraging with 100% financing in today's environment!
