One of their pitches is to encourage sellers to write conforming notes, and season them, to get the highest value on the resale market.Their advice, which seemed like great advice to pass on:Have the buyer fill out a Fannie Mae form 1003.Check buyer's credit with the buyer's permission.Require minimum 620 credit score.Require buyer to undergo credit repair.

I'm not a huge fan of it philosophically (I believe it encourages waste - you only have to see open windows in the middle of winter to figure out which ones have owner-paid heating), but tenants love it, it makes it much easier to fill units, and if you invest the money in a high-efficiency, on-demand system it can actually work out OK money-wise.

It's easy to keep them to stay by not raising the rent, but I've never heard of lowering the rent to encourage a tenant to stay when rents are still trending upward.Interesting thing happened to us... somewhat in reverse.

Do not forget to do the math analysis and try to look at your prospective properties before you make an offer or at least use a contingency clause in the purchase contract that gives you some time (about 10 days) to make an upfront detailed inspection and possibly back out of the deal without a penalty that will hurt you too much.Follow up is crucial with potential customers as well as existing ones.
