Also check out if it is possible to get another space from someone who isn't using it. 

It is possible to find lower quality tenants that will pay above market rents due to issues in their background check.  

Check on your STR regulations first to make sure it's legal to do so.You you already have the house furnished?

Definitely check rent control ordinance.

@Wesley Jensen work with the tenant to have the area properly inspected for mold, possibly even having a mold test done.You may need to check your state's Legal Entry rights to do it while the tenant isn't there if they will not cooperate.

Check the covenants many do not allow you to buy in if under 55, do not allow rentals, etc. 

Check your landord tenant code for the state. 

Thats why you dont see me posting on the open forums about my deals were we double our money in a year cash on cash.. or the one I did in Washington state this week were we turned 60k into 115k in 25 days .
