You are financing, right now anything even resembling a decent deal is being bid on by at least 5 cash buyers that can close in 14 days or less.

Also, given how hard it is to insure an old brick home, there's a decent chance that it wasn't covered for the earthquake (though that's just speculation on my part)...

I am hoping to just get a decent deal under my belt.

The reality is that one decent repair removes all that budget. 

If I am overwhelmed and business is doing well, I just keep that in my marketing account for when I need to aggressively increase business.
