If the bank will not honor the MO, which I think they WILL, I would call the Texas Department of Banking and open a complaint against the grocery store.

Regarding my condo rentals, so far I have been very lucky, my biggest complaint is with the increase in the HOA fee every year coupled with tax increases every year, I cant increase my rent to match the increase as I'm already getting market to above market rent.... so its slowly chipping into my profits.

If they are serious, they fill out an application, pay the app fee, and then you run their info to verify that their application matches up to whats on their credit and criminal history, along with prior landlord references.

they finally had there legal team draft a letter, informing of the penalties and consequences of not complying.owners ended up replacing the washing machine and noise complaints have been addressed.

How are you going to do credit/ criminal and eviction checks? 

Call animal control and or police department and find out if a complaint was issued.

Also find a number of resources to run a criminal BG check.

Very easy to use, and I have not had any complaints from prospective tenants.  

Never just walk away from these type of criminal tenants.

Be sure to do a background check as well because eviction is considered a criminal offense.
