Is it Oil and that's it for economy.  

It's the number if people that drive the showers, laundry, cooking, etc.

I live in the large master bedroom with my own closet and bathroom and really only see my tenants when I cook food.

Thankfully I am not new to the industry or investing in general because I have experience in title research and in investing in oil and gas mineral rights.The first thing that sparked my interest was "Tax Deed Sales" because I can use my title research skills in that avenue and somehow that led to a google search and that led me to BP and a list of books to read about real estate so I bought all the books and am in the process of reading them (great books by the way).Here is my problem there are so many options out there: Tax Sales, Foreclosures, Buy and Hold, Buy and Flip, Wholesale, Single Family, Duplex the list goes on and on and on.

Didn’t like that the dwellings here weren’t built for cross-ventilation- all cooking aromas seemed to linger around for a while.

One thing I want to do is set a solid foundation when starting real estate so that if I have another opportunity in the future (in a year or whenever), my debt ratio or type of loans i've taken on do not interfere with future real estate investments.I'm looking to do short term rentals as its more profitable and I don't mind it being in another state + I trust myself to create a well oiled team and roll with the punches and grow.

I have found most oil based paints to be MUCH better than latex, but latex has improved remarkably since I was a painter back in late 1970s. 

You will likely be on the hook for covering hot water and heating for both units as there is no way to accurately separate usage costs- factor that into your calculations and ask the seller for last 12 month’s running expenses to get an idea of what that would cost.If the property has 2 gas meters in place for cooking gas you do have the option of installing a second boiler and hot water heater - if not your first step would be requesting an additional gas meter(assuming your heater and boiler are gas run).

Indoor fun includes cooking, watching sports/movies/adult movies on an HDTV that has a Roku device, taking a nice bath or shower, playing darts/pool/poker/ping-pong, getting beer from a kegorator, a fireplace, etc.
