I explained to the sales agent that I was new to this business.

You could also have an agent do a search for properties that have sold in the last 3-6 months in the MLS, then get their contact info and go to Been Verified and get their phone number. 

Go to sheriff sales and check out who's biddingAsk a real estate agent to send you all the properties sold near your property for cash in the past 12 monthsGo to your local REI and networkPost it on BP market placeCall the bandit signs in your area (they are either wholesalers who know buyers or they are cash buyers themselves)Good luckCB

You could call the listing agent to confirm, but I have never heard of anything else being referred to as this. 

Questions: I'm not being represented by anyone, should I look for an agent who can represent me in these dealings?

No pictures on the listing but it was right next to the local hospital and I could see prospective renters being young professionals/other good renters.Called the listing agent and set up a viewing for 4 PM and agent sounded very happy that someone was interested in the propertyWhen I went to go see the place it was a complete gut job. the roof was in good shape and the foundation look like brand new block foundation but the rest of the place was completely destroyed.
