I am certainly not taking on any development deals (for SFR) in this environment and I am sure many others feel the same as we would have a large exposure to potential depreciation while in plan check and then the building process.

Your cost of sale (i.e. title fees, commissions, etc) are NOT factored into your gain, so your $2.5MM is reduced by those costs.Also, your capital gains exposure has NOTHING to do with what you owe.
