The biggest one probably being the financing.  

Yeah I hear you but I've seen new homes that require more than 500 a year in maintenance but that's not my biggest concern.

If you are a safe driver I would just try to get the biggest deductible you can handle because that will help to reduce the premium you pay.

Are their other duplexes or triplex in the immediate area that will be the biggest clue to ask your city if the process will be permitted 

My biggest concern though is that if I wanted to execute the BRRR strategy and pull some equity out at some point down the road, how would this factor in...Do you have a mortgage on your property as well? 

I think the biggest reason I want my real estate license is so I am not at the mercy of an agent.  

I think the biggest problem is finding a rental deal that would support a positive cash flow under that financing 

My biggest issue so far is no being able to explain seller financing clearly enough to the seller because it is my first time in this situation. 

@Brittany King...Try to get your property first...Take the cash flow to apply to a good used car payment...4yrs old car/(biggest depreciation hit taken)...

Maybe I should just renovate it and rent it out since it is also close to one of their biggest hospitals there (Mayo clinic).
