New with property in GA-willing to help/learn

Hello, I am new to investing and have been reading books as well as listening to the BP podcasts almost every day. I think I have the basics down but definitely need more advice on how to start. I live in NY and I have a property that actually is in my mom's name down in Georgia, and it has been vacant for years. She doesn't care what I do with it as long as I take care of it. It has already been paid off and my mom has been paying tax all these years for basically nothing. If someone could give me any tips or guidance, I'd greatly appreciate it and I'm willing to help you if at all possible with your real estate needs. Cindy

Hey Cindy. Where is this property. I work with a property managet/ investment company in Athens but am also very connected with the Atlanta investor Market. Meaning I have he connections to help get the property cleaned, repaired, and rent ready. Depending on where it is you could expect to get great cash flow per month, mailbox money, or sell it for a big payday. Or keep it, get a credit line and buy another rental. The numbers in some ATL areas are great for rentals or flipping. Just ask all the other out of state investors who have said all the great things about the metro-ATL area.
