I am not overly worried about keeping it rented, but just a natural pessimist/conservative person so nervous about competing for rentals against the guys with a bigger reach.

I have a townhouse in MD that I've rented out for about 3 years with a property manager, but never really did consider that much of an "investment" as I'm pretty much just holding onto it until I can get out of it without losing my shirt.The bigger reason I'm here is that I just recently went in as a partner on three 4-plexes in Texas as an investment.

That said, in the Real Estate Investment arena, the majority of 'gurus' are just shallow self promoters, and the bigger they are the more shameless they are likely to be, so I can understand how one would get the impression that the term guru is a negative reference.
