With my low rent when I calculate the numbers for a duplex I would pay the same I pay in rent while I live there.

I’m moving from the house I’ve lived in for the past 8 years to another state.

I want people to be happy and live their lives too.

This, I believe, will lead to tenants seeing that I care not only for my property but also for their living conditions.

You'll reap the benefits in the long term when it's more widely accepted by renters here with the cost of living skyrocketing (it's a little better in Tucson compared to PHX, but still).Best of luck my friend! 

However, if you sold it now and did a 1031 you could buy a really nice rental that you might like to live in one day. 

Each time on the first two I have bought in my name, renovated one side while living in the other, swapped sides renovating while living in the other, then rented out both sides when moving on to the next project.
