I'm a newbie to real estate investing, other than buying my own home. I am looking to diversify my portfolio with one or more long-term rental properties. I am very interested in capital growth and equity building, but not too concerned about immediate positive cash flow. I want to add the stability of real estate into my portfolio and patiently grow that investment and harvest the tax benefits of long-term investment. Recently, my city adopted a by-right ADU ordinance which I think opens a great deal of equity-building opportunities in the urban core with new construction of such units on existing residential lots.
