I just bought a vacation rental condo in the ski-resort area of North Carolina. 

I have a pre-approval for $300K with my current bank via an FHA loan, I’ve been very vocal with my lender about wanting to do what’s best for my future endeavors with REI, and am looking for almost a roadmap to be painted for me to ensure I am making all of the right moves to maximize my earning potential.

For the right property, seems like the NH lakes region can be a strong drawer for much of the year as well:  The lakes are an obvious draw for the summer, nearby ski areas and snowmobiling in the winter, foliage season in the fall.Anyone have experience in this market?

My friend has a yacht charter business, not unlike a vacation rental, and one of the add-on amenities is a jet ski package...everything requires multiple release of liability forms, instructions and operations procedures lists, emergency procedures list, he has multiple business specific insurance, along with requiring customer purchase of insurance too and LLC structured for minimum liability exposure.

There are ski slopes nearby.

Next would be the low APR zero down financing.

It is the typical four-season mountain town with arts, crafts, fishing, skiing, hiking, t-shirts, and ice cream parlors. 

Eventually after I have a month working at my original job (starting again back in August) I can get a pre approval lender for a Conventional loan.

Here in Colorado, if you find a home with 5br or more in the mountains -- it doesn't have to be a ski town or in the heart of Denver or anything -- then you start to see big revenue with STRs.
