Example property with greater than 10% cash on cash ROI

My first message. And quick question I hope.

I just finished your book "The Book on Rental Property Investing: How to Create Wealth and Passive Income Through Smart Buy & Hold Real Estate Investing," and am taking the cash on cash ROI calculation to heart.

When my real estate agent and I sat down and calculated a potential property's cash on cash ROI to be 5.1% (448 Alter Rd, Detroit, MI 48215), he recommended me purchasing the property as this was going to be the best deal I was going to get.

Well, I didn't believe him after reading the book. With that said, can someone give me an address (anywhere in the U.S.) that you or a friend bought recently (last 6 months) with a greater than 10% cash on cash ROI. I want to prove my agent wrong, but he won't believe me until I can show him an example.
