I'm afraid that is not much you can buy for $1500 PITI and HOA in Orange or LA County.

Get some recommendations from any professionals you are currently working with but don't be afraid to just google and call some lenders and insurance agents in the area. 

I own a property management company and would love nothing more than every property owner to be too afraid to manage their own places.

The key is to educate yourself and if you have questions, don't be afraid to ask.  

But my realtor is really afraid that I buy the house, and once the contractor starts fixing the basement he finds a ton more work that needs to be done that was not visible to the eye. 

They said conventional loans are not options because of my fha that I have lived in for 6 months, they also said on a variable rate they may be able to get me longer terms but I am kind of afraid to go variable.

Don't be afraid to stick up and state the facts,, but you have to have documentation to back it all up.  

My main goal is to earn 3500$ per month after all expenses, in 5 years maximum...Another thing, is i'm afraid to invest, do you know how i can get that fear of failing out of my head haha ?
