there are realtors that will steer away from showing properties that have lower commissions there is one who post on BP that admitted he did that and he got skewered by more than me... its a terrible practice.4. with the internet the client does all the leg work before they usually even contact a broker. they have already figured out where the best schools are,  what the crime is, how they are going to get to work.. the buyers then look at all the listings on line narrow down what they want to see then go shopping.. the day of the broker providing all this info is almost done unless you have a very un savvy client who does not know how to do google searches.

(recently sold 7325 8th ave, LA which is adjacent to 90302 and buyers are looking for hgtv style homes if you wanna reach high sales price) The more north you get into the 90302 the higher the comps.

When I'm shopping for a home, do I want to shop for properties that the 70% rule formula spits out or do I want to shop for properties within my target price range but then offer the seller the difference for the repairs to the house?
