Bummer, we just had a full day training on Wholesaling that would have helped immensely. 

I don't like MLM business models, but training tips on how to prospect are spot on I have found.

I bought property from the out-of-country owner, they basically gave up on tenant portion and trained tenants not to pay :)Overall, cash-on-cash may be good on paper, but then you have higher maintenance expenses, uncollected rents, eviction expenses and spend a lot of your or your PM time and effort.

In my years, I rarely see conventional fly at sub 680.. if you’re in need of getting to 45-50% DTI, then 700, or showing strength in a bit larger of a down payment can help. credit is the easiest fix here.

My brokerage is great they handle my marketing/train a lot so still important to be at the right firm for you.
