I'm a long term skeptic about the viability of wholesaling as a full time income stream in Canada due to the relative size of our market(s); low mortgage arrears and delinquency rates; differences in the practices of Power of Sale and foreclosure; and privacy laws.My skepticism aside, folks are wholesaling properties in the larger metropolitan areas.

There are a few nuances here, but it's not rocket science.

In our latest permit submission, there was a power play between the designated reviewers.  

All rents would be incl. utilities as there is only one meter.Expenses:Property taxes: $3120Utilities: $6,616 (includes all hydro, heat, furnace rental, water incl. water heater rental)Heating: gas powered hot water boiler.This is the nicest duplex I have seen in my area, and it's not currently listed on MLS which could make a cheaper deal possible if we don't use a realtor.

While this isn't rocket science, you'd be amazed at how this seems to be a foreign concept to so many.
