I'm just starting out trying to get agents to use our service and don't seem to be adequately conveying the product's benefits, because as stated, to me it seems like it's a no brainer. 

I would continue to look at other houses in your price point and try and build up your cash reserves.

I also do not think you are trying to start a new career finding motivated sellers some other people are really trying to get you to work. 

This is where municipalities really cause problems for tenants trying to make it safer but having bottlenecks in the approvals.
