Unless you are going to hire a well-vetted, excellent property manager, expect to be in Dayton frequently (and, as a condition of the contract, you need to vet each tenant personally and have them sign estoppels).What I wrote above is a condensed version of my opinion.

I know a decent amount from J Scott's books (I read both versions of estimating rehab costs), but it's slightly intimidating to approach a random house. 

There is a free version that you can use for a long time without nagging you to upgrade.
