The Twin Cities real estate market is hot, the inventory is short.

There are a lot of REO's out there, and TONS more of "shadow inventory" the bank hasn't even released yet.

Inventory is so tight in LA right now that many buyers will still pay top dollar for remodels in certain submarkets.

You would need to go as far south as Richmond, or as far north as Baltimore to really find consistent inventory of this type of multifamily, though parts of DC and Maryland will have some supply.

Deals can be made but inventory is kind of low right now so take your time to start.

Personally I think the inventory in Memphis allows wholesalers to be pretty successful.

In a seller's market today with limited inventory, the market is so efficient that it is nearly impossible to find deals on the MLS that pencil through a real estate agent.
