What do you want... as an investor?

What do investors look for in investment property in Memphis, TN?  I've been wholesaling in every state I've lived in.  My family is now in Memphis, TN and looking to offer high quality homes to serious investors.

@Amanda Moore Since all of us are at different places in life and have different goals the answer to your question may be broad. I know the market for 70-80K SFHs is popular in Memphis, but may not be for everybody. Some people are comfortable taking on the lower income areas, others are buying MFHs. Personally I think the inventory in Memphis allows wholesalers to be pretty successful. That last statement is my opinion and I am by no means an expert on the market.  

There are many wholesalers from Memphis on BP and they are friendly and share wisdom. @Stephen Akindona is one that comes to mind. There are others, but I cannot @mention them because they are not my colleagues. @Derrick Craig and @Michael Hayes come to mind.
