The bank will serve as a "checks and balances also, bc they will take the other rents and use them as income for you to see if the property can sustain itself (with your DTI ratios).

On one hand we prefer not to renew the lease as we feel the reliance on assistance programs is not sustainable, but on the other hand the cost of the turn (vacancy, new tenant placement fee, cleaning etc.) will be pretty significant, especially considering their occupancy is less than one year.

First off it seems there is some confusion on which property is being discussed.. 1 piece of land (a 30 acre parcel) I own outright, that is the one close to the train that's *allegedly* coming through lol, the site plans for that 150 unit development are already drafted in 6 stages and there are already a number of private investors (mostly people interested in sustainable development, off grid living and permaculture food forests so banks are out of the question for this development) lined up for it as it's a very unique project in and of itself using a building technique I discovered and got approval for on my own home here that ended up saving us about 60% on construction costs for the same square footage versus a conventional build, I wont get too much into that here.

Now if you build a brand around yourself, and have numerous properties around the country, that is where this can become powerful, and begin to get a direct booking site.I would focus my efforts on getting the project completed ASAP, I know you can't speed up the construction process per say, but you can make sure you have all your furniture lined up, and everything else that needs to go in ready when they are done.
