I'd highly recommend building relationships with many different commercial bankers if that is who you are working with for the refi's unless residential.You can definitely build relationships with local bankers, credit unions, and mortgage brokers for commercial refinancing.

Just need to have a good mortgage banker on your side and of course you are going to have to do a lot of legwork to find the right property.

I am opening a trust account as is required by state law but I am having a very difficult time talking with a banker who has done one in the past.

I relayed this story once in another post, but when I was a commercial banker for a community bank, one of the board members wanted me to give someone he knew a $1.2 million loan for a new business because he was "a good guy".

Ask your banker for a loan or a heloc to pay for it.
