Any attempted subletting or assignment by Tenants shall, at the election of Landlord, be an irremediable breach of this Agreement and cause for immediate termination as provided here and by law.

Hi @Zane Belden my last attempt in PHX was this past May.  

I would like to attempt to direct mail to pre foreclosures in Texas(preferably in the Plano/Dallas area) in hopes of possibly taking over their mortgage payments to stop the foreclosure from happening.  

I would be reluctant to attempt a syndication without really investing into education first.  

We shied away from it after numerous attempts to get a hold of the association and doing some more intel on the area. 

I'm looking to get started as soon as possible, currently I'm attempting to learn more before I fully do so. 

The court will not award late fees, but you can still report and attempt collection for them after the judgement.

I would also not attempt to do it out of state, unless you have a very trusted partner in the area.Second, there is the value of your time.
