They wont be putting in much of their own money, maybe 3-5%, and I dont think I can demand 4% of their investments as well, just 4% of the money I raise, rolled into the deal, so basically I can buy say $40k of equity in the deal, and in that case, the LP/GP split will favor LP so thats where I want to be

Were looking to refi for funds to move closer to elderly parents and rent both houses and don't wanna do upgrades if wont matter since we live in a 1997 double wide mobile home with 1/2 acre and another 1974 mobile in rough shape but habitable (grandkids live in) and its the only mobiles on the street and in the area.

My logical brain say they are suffering the consequences of their own actions. 

I have made them aware this wont continue to go on the way things have been going and they will be getting the mortgage out of my name and reimbursing me for the money I have put into it by the end of the year or I will hire a lawyer.

Im guessing its nothing you can do but repair it. going to go back and fourth with the seller wont solve anything and the blame will be put on the renters, fyi change the locks and cover the windows you don't want the old tenants to be back.

We just want our fellow Bay Areans not having to suffer the pain and grief others who got suckered into.

Bedroom will suffer a little with the bump out, but it is just for sleeping and a queen will still fit.
