We have a diverse economy that over the years has always trended upward, in spite of set backs like 2008-2010.Timing is important, but even more important is having both the capacity and tenacity to weather a downturn.

I am seeking the best deal on quality signs that we sustain any weather and also feedback on how other investors have used these signs.. 

Large communal kitchen, living room, outdoor lounge area.

They are uncooperative, unappreciative people trashing the place, and we want them out lol (their portion is only $75 so they do pay that and nothing else) but they knocked out doors, broke walls, got unauthorized pets in there -twice, etc, and now their negligence to tell us about the toilet leak they *knew* about for 2 months had us pay extra $1,600 just for the water bill..... does anyone have an experience of evicting tenants based on "damages", or unpaid charges for damages?

For your unit, can you add weather stripping along the bottom of your door to make it more air tight?  

A paid off rental cash flows better, is recession resistant, and may help you sleep at night.

😊Kidding aside, CA folks see real estate prices here, throw their hands up, choose the path of least resistance and go invest somewhere cheaper without digging into it and discovering how real estate could make some local investors so wealthy.

would it depend on weather or not the seller pays commission? 

I'm not quite sure weather I am going to continue investing in the 401K.
