Rental properties in DE

Hey everyone, this is Jacob here reporting from Magnolia, DE (a place most will have never heard of). I just bought my first house a little less than a year ago, looking to refinance and rent the property out, also do some renovation to get it to rent standard. Currently have about 8K in savings, and about 12K in the 401K. By march I should have about 25K in savings, and probably 15K in the 401. I'm not quite sure weather I am going to continue investing in the 401K. I work as an assistant manager at walmart making 50k a year, work around 50 hours a week sometimes up to 60. I'm looking to start scaling single family houses, I want to leverage as much as possible and acquire as many sfh as possible in the next 5 years. I want to Brrr. Not quite sure what my career goals are at the moment.. eventually I would like to make real estate a full time gig, but at the same time develop a reliable skill as a solid income for the next decade at least. But the ultimate goal is being a full time real estate investor. If anyone is interested in partnering or just meeting for conversation, let me know!
