If anyone can offer tips about the actions I should take after I get one under contract using this strategy I am happy to hear input.  

Tips I've learned, when I was broke I paid a sitter $10 an hour with a $100 bounis with every closing.

The reason I feel a bit conflicted is because a buddy of mine told me "no man, listen to this." and pointed me to a few Grant Cardone videos haha.
