NEVER ONCE GOT AN EMAIL of  deal .. or even a NON deal.so my point is in that market you really have to dig your heels in and find them on your ownI am not saying your looking for a handout.. just commenting that the deals are tough and no one is going to just lay it in your lap

I have completed a good bit of research via books from gurus which provide a 10,000 ft. view of the process but not necessarily a step by step. i.e. where do I find owners of MF to contact, if I find a motivated seller, what is the legal setup (syndication first, or LLC?)
