One idea I've had  for a first rental property is to buy a vacation home/condo in Florida that I could start renting through AirBnB etc. for the rest of the year.

Approach existing clients with the prospect of me renting their home with the intent to sublease it as a vacation rental. 

I had a vacation house in the desert for sale for $300k.

If Tenant does not provide at least two (2) months’ notice to Landlord and Landlord is unable to find a replacement tenant to occupy the space within one (1) month of Tenant vacating, then Landlord may retain some or all of the security deposit to compensate Landlord for any losses, damages and expenses incurred thereby. 17.

It is just nice not to be on such a regimented schedule when you are vacationing.

I have asked for proof of on time payment otherwise they must vacate before closing. 

It would be a second home for me, but I may rent it out at times since I live out of state (either vacation rental or during school years, etc.).

The garage was rented out to a tenant, who I kept on.I increased the rent, and while the garage tenant reluctantly agreed, he complained heavily about all sorts of problems with the garage... rats, leaking, roof gutters, sagging beams etc. etc.As such, I told the tenant that I'm not able to renovate the garage, so if the condition of the garage was not suitable, he could vacate.... and if he wanted to stay, he would have to sign an agreement saying that he was renting the garage knowing it's condition and would be fully responsible to any damage to his property.He's continually ignored/put off replying to my emails.

If rent is not received, the second day of the month their front door is posted, which is a notice to vacate in three days, on the fifth day of the month I file for eviction.
