What’s your guys favorite ways to stress test your underwriting?

I’m in the Denver metro market and am considering testing my hand at flipping a house.

So to prepare your return, answer your emails quickly, offer advising. 

Cash on hand is preparation.

Repairs come up, so you need to be prepared for that as well. 

That is your litmus test.

Still a good idea to get your ducks in a row with a lender and have them do an initial underwriting and have them be prepared to answer a call from a seller, but they likely won't write up a letter.

Given the deal flow they see and data they have available they can help you sure up a pitch and ask tough questions as preparation.
