Getting started and need funding

Hi!

I have been learning all about the world of real estate investment from reading, podcasts and Youtube videos! Inventory in my area is low but I think I finally found a great opportunity. Problem- My husband is transitioning out of the military, we're just moved across country, I'm looking for work and funds are tight. I don't want to miss what feels like a rare opportunity around here. Any ideas on how a newbie can find funding? I have a descent credit score but not enough for a down payment...
