@ChristopherRodriguez   If the house is in a Community check to see if there any HOA fees owed and what the fees are, you might also consider doing a Title Search on the property to avoid any surprises.

If you apply that additional cash flow from the debt service savings to the principle amount every month you would be surprised at the time it takes to pay it off.

@Blaine Johnson  I thought I would let you off easy on the cap rate as I just saw someone else on BP make the EXACT same error a couple of days ago -  I am actually a little surprised that @Bob Bowling didn't catch the issue before me in his earlier post, as he usually has a very keen eye for such calculation issues.I hope that my comments were helpful!

Hi,My name is Pablo Sanchez, I'm from Chile, Santiago and I'm interested in flipping small single family homes in Santiago.I have zero experience in real estate, however I have a site with estimates of the purchase value in my city (www.ufm2.cl).I'm in a partnership with an ex coworker, and so far we have assembled the team (architect and lawyer) and we have chosen the zone we want to target.I already read the book on flipping houses by J Scott and listen to the bigger pocket podcasts everyweek.My goal is to make at least one flip by october.I think this community is great, but I'd be surprised if I find someone from my Country here =-)Thanks in advance for the help.

I was very happy, because I thought I saved at least 20-30K on my future purchases of building materials.I gave these gift cards to my workers, so they could start using them right away.To my surprise, 3 of my workers called me the same day when I gave them the cards and said that 3 HD cards that I gave them had 22 cents, $1.20, and $0.75 cents.
