I understand that the Deer Park area tends to be desirable from a buy/rehab/rent/refinance perspective.

And in the mean time, I tend to go to other asset classes which make more sense...

However, I have found in my units that are nicer with updated kitchens and baths I tend to get better tenants who stay long term and take care of the place. 

They don't send as many deals, but there isn't as much competition and their margins tend to be less.  

If most old centers to newer centers are filled with one spot open and new centers are being built the area tends to be in growth mode.For rents that are 40 sq ft or less there are many quality suburban areas where rent hovers around 20 to 30 sq ft with median income levels above 100,000.

Sarasota tends to be pricy,, id look on the outskirts of the area or Ft Myers.

I don't know much about that particular course, but I've found that when I try to get a lot of work or studying done at home, I tend to be less productive than If I try to do the same somewhere else.

I tend to stay very very far ahead on any sort of payments, but this will definitely be the largest debt I've taken on in my 23 years. 

If the legal owner of the land has passed away then check if probate has been done.The members of my land investing group generally tend to avoid properties that have probate issues.Building a buyers list is a good strategy for selling properties as you will already have a group of people to market to.

When the tenant doesn't have to pay, they tend to not conserve the resource and bills are higher.What is standard practice in your area?
