We train that ALL contractors should get 50% up front (unless, as Minna explained, the job is significant in size although our definition of significant is much higher than hers).As to a a follow-up question by another poster.

I think your Mortgage Broker got his training in 2005 and hasn't kept up with his required ethics training since.He is suggesting that the underwriter won't notice and approve the loan and he is probably correct.

Then I would conduct a lien search, find out the current market value of the property (of course) and then do some studying on the foreclosure process.I am not sure of this County but the foreclosure process can be tricky.
