@Tony MiHi Tony,In Texas "Lingo" (with that strategy) you might have to drill a lot of dry holes before you find a gusher.If that's the business plan you intend to rely on, great, but it might also be beneficial to learn some of the standard ways and business practices of how to make money in this too.That way your "Switchblade" can become a "Swiss Army Knife"Good Luck!

I emailed and informed the tenants that the dryers would need to work for 12 hours (per the carpet company) and then someone would check to see if the carpet would be dry in time to be saved.

It's expensive and the odour is most strong (a well ventilated area is a must), but being alcohol-based, it dries quickly and the odour dissipates in short order.The fact that it dries so quickly is what gives the good coverage.I just primed an old - previously varnished - linen last week ... one coat, no issues.

I also suggest you have an inspector come out and give you a punch list of the inspection items, most importantly, electrical systems, plumbing systems, roof, and HVAC.The kitchen and baths are a full gut, the obvious new flooring and paint in and out, landscaping, new electrical and plumbing fixtures, and then you have some major dry wrought (likely some termite issues too) and stucco repairs.

In most cases just a little squirty stuff or standard mold remover is enough, and then maybe some adjustment or mild retouching to keep the area sealed and dry.
