Would be happy with a small cabin by the beach/mountains) -My dad is very supportive of my decision and wants to get involved in real estate himself, he has worked and saved up a large amount of disposable cash he is willing to invest, so I have him as a down-payment/cash helper.

1) the city is not very attractive (disjointed development, only one grocery store, cheap retail offerings, etc) 2) they continue to allow driving on the beaches and the rednecks/kids drive crazy so you really have to watch out especially with small kids, 3) during the summer season they allow horse riding on the beach and you will see several "companies' with trailers of horses for rent.

Trust me its not the sitting on the beach with your laptop like the infommercials say.Best to save up get a car, join a REIA, and connect with other wholesalers.

And as a surfer friend used to say to me after some guru told him find the buyer first and then the deal, they want me to find the only shell on the beach and then they want me to cut my price after I have found it because they are the only buyer on the beach at the moment, but what they forget is I still have the only shell on the beach at that same moment and other people will want that shell too..Plus that buyer almost always wants to find a deal in an area I'm going to be working anyway and if he is on my buyers list as wanting that area he will be getting one of my first calls.
