However, there is value in the effort, and when these invesors sell properties they would offer them at a 8 -12% CAP rate,   Properties would be in metro Charlotte suburbs (Gastonia, Concord, Rock Hill, etc).  

Further, they have cranked out so many "wholesaling robots" that you can throw a rock in any direction and hit ten of them.The point here is this: The only way to put a halt to all of their shenanigans is to cut them off at the pass.

The water damage did damage to 2-3 floor joists, the subfloor in the bathroom and a 6ft section of the band joist which would add about $750-1000 to the rehab budget. 2.

The meetings are run by @Justin B. and the next one will be held  on 11/01/16.

We still need to see the leases in place and a few other contingencies but he's already agreed to go about 5% below his "rock bottom floor price" already.
