When you pay yourself back, you're that much further ahead...not sexy products, but very functional when structured correctly.

The scope of work includes new kitchens, new baths, flooring, paint, and repairing water damage/burst pipes. 

If you cannot access the property to get a good idea of what needs repairing/upgrading then it is hard to estimate a Rehab budget. 

At closing the buyers said that they were not signing papers until everything was done on their due diligence repair list.

I did go on the website you suggested and it seems that it would be very helpful if I had the names ahead of time to see further judgement details.

After doing my own research, her asking price is most reasonable,  and the house has about 10K+ in repairs (if that).
